Many sellers believe the kitchen sells the house, but in my experience, yes, while it’s an important item on the wish list,  it is rarely the deciding factor for buyers.

When preparing to sell, it is easy to focus on major projects such as kitchen renovations, new flooring, or updated landscaping. While these updates can add value, they do not always determine whether a buyer connects with your home.


Your home's first impression begins the moment buyers pull into the driveway.

They notice the landscaping, the condition of the front door, and whether the porch feels welcoming. Simple touches such as fresh mulch, trimmed shrubs, clean walkways, and updated lighting help build confidence before the showing begins.

A well-maintained exterior encourages buyers to trust that the interior has been equally cared for. A quick call to a landscaping company is always worth the investment.

01. First Impressions Start Before They Walk Inside


Many sellers are surprised that buyers often remember a home's cleanliness more than its newest finishes. Details such as dust-free windows, clean baseboards, fresh-smelling rooms, and organized closets communicate pride of ownership.

Even if your home is not new, a well-maintained property often leaves a stronger impression than one with costly renovations that lack care. Having someone come in to steam clean the flooring and give the house a deep clean goes a long way in the current market.

Natural light has an incredible impact on how buyers experience a home. Before each showing, open the blinds, pull back the curtains, and turn on all the lighting. Bright spaces appear larger, warmer, and more inviting.

Rearranging furniture to improve room flow can significantly change how buyers experience the space. This is important to do before taking photos and videos of your home before listing.

03. Light Makes Every Room Feel More Inviting


A dripping faucet. A loose cabinet handle. Scuffed paint. A burned-out light bulb. Individually, these issues may seem minor, but together they can cause buyers to question whether larger maintenance has been neglected.

Addressing small details before listing helps buyers focus on your home's strengths rather than potential repairs. It also helps to make inspections run more smoothly and potentially even minimize further negotiations after inspections.

Ultimately, buyers are not just purchasing square footage; they are buying the feeling they experience in your home. They consider whether they can host holidays, relax after work, or make memories with their family in the space. This emotional connection often determines whether a showing leads to an offer.

Creating this feeling does not require perfection; rather, it requires thoughtful preparation, intentional presentation, and a strategy that highlights your home's strengths.
